Frequently asked questions

How do you find a good tenant?

Tenants are required to complete an online application that includes information about rental history, a credit report and a background check. Tenant qualifications are measured against established rental criteria and landlord references are checked.  

A strong tenant screening process is key to avoiding problems down the road but if issues do arise, we are prepared to address those, with legal consult as needed, to ensure your property and investment are protected.

How are property repairs handled?

Sette Colli is a licensed general contracting company in Minnesota. When repairs or maintenance is needed, our in-house crew or one of our sub-contractors will handle the job.

Our staff is available for your property maintenance needs 24 hours a day and their work is guaranteed.  

We will also inspect your property regularly and anytime the property turns over. We will discuss any recommended maintenance and repairs with you and coordinate those on your behalf.

 

Do you handle financial reporting?

Yes. Sette Colli properties provides property owners an end of year revenue and expense statement and 1099-Misc tax form, and upon request will prepare end of year Certificate of Rent Paid (CPR) documents for tenants.

Are you licensed and insured?

Yes. Sette Colli is licensed by the Minnesota Department of Labor and Industry as a residential remodeler, and by the Minnesota Department of Commerce as a Real Estate Broker and Real Estate Company. We carry general liability insurance and errors and omissions insurance in excess of the minimum amounts required by law.
