Frequently asked questions

Is now a good time to sell my house?

The average home sale prices across the Twin Cities metropolitan area are at historical highs, making it a great time to sell. Typically, demand for houses is highest in spring and summer and then decreases in late fall and winter, which causes home values to rise and fall accordingly. If you are thinking about selling your home, let’s connect to discuss your goals and timelines, including how to time the market to maximize your sale price.

How long will it take to sell my home?

Housing inventory is not keeping up with buyer demand, which means that homes that are priced correctly and look great will sell quickly.

When selling your home, the our goal is to maximize sale price while minimizing time on the market.

With smart pricing strategy and effective, professional marketing, we can have most homes under contract in under a week. Many sellers like to plan a weekend getaway, and let the agent take over. By the time you return, your house will be sold!

Is now a good time to buy a home?

We are currently in a sellers’ market, which means that the inventory of homes for sale is not keeping up with buyer demand. This has made for a competitive market and rising home prices.

After reaching historic lows, interest rates have risen slightly but are still lower than historic averages . Further, rents across the Twin Cities metro area are also at all time highs. In many cases, owning is cheaper than renting.

If you are thinking about buying a home, let’s connect to discuss your goals and timelines so that you can decide if now is the right time.

How to I prepare to buy a home in the near future?

Save up for your down payment and closing costs. Review your credit score and take steps to improve it. Reach out to a few lenders to discuss loan products, homebuyer programs you may qualify for, and the pre-approval process.

Begin exploring neighborhoods and browsing homes online to get a sense of where you would like to live, what features you prioritize in a home, and what it costs to buy a house you love.

Reach out to Cara to discuss your goals. She can refer you to local lenders, set you up on an MLS search and outline the steps to take so that you are ready to buy when the time comes.

How do I prepare my home for the market?

The most important thing to do to prepare your home for the market is to clean and declutter. You can also have your furnace inspected and take care of any small repairs.

Also consider taking small steps to improve your home’s appeal, such as painting the front door a pop color and attending to the landscaping.

Before taking on larger jobs such as kitchen or bathroom remodels, consult with a professional real estate agent – not all home improvement projects result in a return on investment.

What services do you provide as my listing agent?

My job is to sell your home quickly and for top dollar, while making the process stress-free for you.

I will use current market data to help you establish a pricing strategy and timeline that meets your goals.

I will work with you to develop a plan to prepare your home for the market and can send the crew to make any improvements and repairs needed.

I will ensure that your home stands out from the crowd through staging, high quality photo and video, and professional marketing.

Finally, I will present offers from buyers, negotiate on your behalf, and ensure that all details are handled up and through closing.

How much does it cost to buy a home?

The upfront costs when buying a home are your down payment, your closing costs, and the cost of a home inspection.

Your down payment will typically range from 3% to 20%, depending on the type of loan you choose. Closing costs, pre-paid fees and other expenses vary but are approximately 3% of the sale price.

Finally, the home inspection, radon inspection and sewer line inspection, which are optional but usually recommended, will cost an additional $500-$750.

There are zero-down payment government-backed loans, as well as down-payment and closing cost assistance programs for buyers who meet specific criteria.

It is also possible to craft an offer so that the sellers pay some or all of your closing costs. Your realtor and your lender can discuss these options with you in greater detail.

What services do you provide as my buyer's agent?

When buying a home, your realtor is your advocate and teacher throughout the entire process.

I will educate you about the home buying process and refer you to trusted mortgage lenders.

I will consult with you to identify the neighborhood and characteristics that you value for your home, providing home and neighborhood expertise.

I will set you up on a search of homes that meet your criteria, and show you houses of interest, using my expertise in homes and home remodeling to point out their merits and any flags.

I will write and submit offers for homes and negotiate on your behalf.

I will refer you to trusted home inspectors and title professionals, and ensure that all details of your home purchase are handled up to and through closing.
